How Can A Realtor Participate In Auctions?

Listing Agent:

The Realtor Can Enter Their Listed Property In The Auction And Receive A Listing Commission. The Buyers Premium, After Paying Any Buyers Brokerage Fees Is Usually Split Between The Auctioneer And The Listing Agent. You Can Choose To Have Your Listing For On Line Auction Only Or A Live Auction,in Both Situations , The Buyer Or Selling Agent/ Broker Can Submit An Offer Online. Just submit your request to expose your listing through our auction platform and our team will do the work!

Expectation From The Listing Agent Once The Property Has Been Signed For Auction?

Open Houses. Open Houses Are Held So Perspective Bidders Can Preview The Property And Obtain Auction Information. Open House Information Will Be Listed On:

Showings. The Listing Agent Will Need To Provide Access To The Property For Showings Outside Of The Scheduled Open Houses.

Mls. The Listing Agent Will Change The Remarks In The Mls To Reflect The Auction Status In Areas Where This Feature Is Available And Advise Cooperating Brokers To Submit Their Offers Trough

Auction. The Listing Agent Will Attend The Auction And Assist The Auctioneer With The Contract Signing And Answer Questions Regarding Their Specific Property.

Referral Agent:

The Realtor Can Refer A Client, Who Has Not Listed Their Property, To The Auctioneer For Sale By Auction And Will Receive A Referral Fee.

Selling Agent/ Broker:

The Realtor Can Register A Buyer With The Auctioneer And If The Buyer Is The High Bidder And Closes On The Property, The Realtor Will Receive A Selling Commission.
Plaese Note That There Are Two Types Of Auction: Online Only And Live Auction!

For The Live Auction:
We Invite Real Estate Broker And Agent Participation.Up to Three Percent (3%) Commission , Based On The Winning Bid Amount, Will Be Paid To Brokers/agents (I) Who Have Duly Registered As A "Registered Broker/agent" On-line At At Least Twenty-four (24) Hours Prior To The Start Of The Auction, (Ii) Who Personally Check In On Auction Day With Their Client, And (Iii) Whose Client(S) Successfully Purchase The Property And Close The Transaction. (Commission May Vary Per Seller Requirements)

To Qualify For A Commission And Become A Registered Broker/agent, You Must:

1.Fully Complete The Broker/agent Participation Form On-line At And Bring A Copy Of It (Printed From The Website) To The Auction Along With A Copy Of Your Valid Real Estate License. You Are Required To Personally Check In At The Broker/agent Registration Desk Prior To The Start Of The Auction. Your Client Must Accompany You To Check In At The Broker/agent Check In Table. Prior To Closing, You Will Be Required To Provide The Escrow/closing Agent With An Irs Form W-9;

2.Inspect Each Property With Your Client;

3.Identify Yourself, Remain With Your Client, And Execute All Necessary Documentation During The Entire Auction And Post-auction Process; And

4.Be Present At The Auction With Your Client. You Must Sign In On Each Day Of The Auction And Identify Your Client At That Time. Registered Broker/agent Must Accompany And Remain With Your Client Throughout The Entire Bidding And Purchase Process. Participating Brokers/agents Are Required To Sign The Purchase Documentation. Any Registered Broker/agent Who Fails To Sign The Purchase Documentation At The Auction Shall Not Be Entitled To Any Commission. Commissions Will Be Paid Upon Closing. No Commission Will Be Paid To A Registered Broker Or Agent Acting As A Principal In The Purchase Of Any Property.
There Are No Exceptions To The Broker/agent Participation Rules.

For The Online Auction:

Selling Agent/broker Commissions of up to 3%, Vary by property type will be calculated before inclusion of the buyer’s premium fee. A commission will be paid to brokers who represent a purchaser on any auction property. If you want to know the commission being offered on a specific property, please call the auction office.

5.Place a Bid! Remember that a Buyer’s Premium, that is determined per property and is available for review on our website as well as on the purchase and sale agreement , will Be Added To The Winning Bid To Establish Total Purchase Price.
6.Finalize The Sale.if You Are The High Bidder You Will Receive A Winning Bidder Confirmation Via Email And Will Be Contacted To Go Over The Sale And Contract Within 24 Hrs Of The Auction End..
